Oklahoma was No 1.

There you have it. No hoopla. No marching bands. No cheerleaders.

Oklahoma was No. 1 among the states in annual house price appreciation in the fourth quarter of 2009. So said the Federal Housing Finance Agency.

Home values rose 3.53 percent over the year, according to the agency’s purchase-only house price index. It might not have felt like it. The increase from the third quarter was just 0.81 percent.

It also might not have felt like it because of the wailing and gnashing of teeth that still dominates the national housing news.

It might not have felt like it if you’re trying to sell an upscale home, which, here, means anything over $300,000 or so — because those houses are sitting.

And it might not have felt like it if you’ve been trying to sell your house for a long time and you keep cutting the price and still haven’t gotten a bite.

This is a kind of blood bait: On Friday, the would-be seller of a home in Edmond whacked a full $100,000 off the ask price, bringing it down to $899,000. But then, those prices are smack-dab in the market Doldrums.
