Plat for duplexes goes before Edmond planners Tuesday

A preliminary plat for a housing development for people 55 and older on the southeast corner of Broadway and Covell Road will go before Edmond planning commissioners Tuesday. The meeting about the development, Mon Abri, begins at 5:30 p.m. at 20 S Littler Ave.

Edmond planning commissioners will consider Tuesday a preliminary plat for Mon Abri, a development of offices and housing for people 55 and older at Broadway and Covell Road.

The planning meeting begins at 5:30 p.m. at 20 S Littler Ave.

The project, by R.W. Development, calls for 87 duplexes and triplexes on 10.18 acres. Four office buildings with a maximum area of 18,000 square feet are planned on 1.59 acres on the front of the property.

City council members last month unanimously approved rezoning from single family to planned unit development. They amended the city zoning plan to allow for the new development, in which units are expected to rent from $850 to $2,000.

Five property owners in Rock Hollow housing addition, to the east, and Timberdale Estates, to the south, submitted petitions opposing the development. They opposed it because of increased drainage, safety for emergency vehicles, month-to-month leases and lighting.

They were concerned about 1.45 acres of wetlands being disturbed and a site-proof fence abutting their existing fences.

City Engineer Steve Manek said the city does not regulate the wetlands. Department of Interior maps show a small area that could be considered wetlands, he said.
