Edmond, OK, not known for industrial realty

Retail space, housing and office sales are the stuff of property development and sales in the Oklahoma City suburb of Edmond, not industrial.

Huge machinery, hard hats, big warehouses and pallets stacked high with stuff don't immediately come to mind when you think of Edmond real estate.

Industrial property here is usually marked by an asterisk, since retail space, housing and, in recent years, office buildings are the stuff of Edmond property.

This year, it barely rated a mention in reports presented at the annual Edmond Economic Preview, organized by the Edmond Economic Development Authority and First Fidelity Bank. The event was Tuesday at the University of Central Oklahoma's Nigh Center.

Last year, there wasn't a single industrial building permit pulled in Edmond or parts of northwest Oklahoma City claimed for their impact on the Edmond economy.

No real slam. Edmond just isn't that industrial.

There were some sales of industrial property, though — eight of them for a combined $7,043,500 involving a total of 99,411 square feet, and an average of $79 per square foot.

Here are the highlights:

• The biggest in size, which also was the biggest in price: Alva Roofing Co. bought a 33,750-square-foot building at 14200 N Lincoln Blvd., built in 2005, for $2,010,000 — $59.56 per square foot — from Pierce Hardy LP.

• The smallest in size, which also was the most paid per square foot: JCS Properties LLC bought a 2,960-square-foot building at 600 Westland Drive, built in 1984, for $395,000 — $133.45 per square foot — from Dana D. Lemcke and Donna L. and Steve B. Kaul.
