EDMOND — Planning commissioners will consider Tuesday a preliminary plat for a new housing addition with 193 lots on 140.33 acres in east Edmond.
The meeting starts at 5:30 p.m. at 20 S Littler Ave.
The new housing addition, to be called Thunder Canyon, is to be located south of Covell Road and east of Midwest Boulevard. Dodson Properties 2 is the developer.
The minimum lot size is 6,000 square feet, but most of the lots are larger, said City Planner Bob Schiermeyer. The homes will average 2,000 square feet in size and will be hooked to city water and sewer.
The first phase of the development will be in the northwest corner of the property, Schiermeyer said.
Aaron Dodson, of Dodson Properties, has been working with developer Gary Spencer with Caliber Developers to extend the water and sewer lines through the area.
No utility connection fees will be required for the off-site utility extensions because without the access through this property, there would be no connection to the sanitary sewer lines for Woodland Park development, Schiermeyer said.
Since 2006, there have been discussions about the development of 136 acres east of Interstate 35 for a housing addition that is now called Woodland Park.
The property is south of Covell Road and a half-mile west of Midwest Boulevard. The property is north of the Coffee Creek Wastewater Treatment Plant and west of Lot 101 of the Redbud Canyon housing addition.
The wastewater treatment plant is south of the proposed Thunder Canyon.
Part of the delay with Woodland Park development has been the lack of access to city water and sewer service.
