Dozens of Edmond residents were able to convince the Edmond Planning Commission to deny one construction project and send another back for more discussion during the commission's meeting Tuesday.
A rezoning request by developer Jim Harlin to build 23 duplex lots on the West side of Sooner Road just south of Danforth was unanimously turned down.
Joe Burnett who lives on 6 acres north of the proposed development said as many as 100 cars would be added to an already congested area.
"It takes 10 minutes, as much as 15 to get out of our driveways," he said.
The proposed lots would accommodate 46 units on two or five acre tracts. The project was designed for senior living with a gated access on a private street.
But Ed Moore, president of the Edmond Neighborhood Association said his concern is there is no public transportation available to the area if it was needed by seniors.
Much of the meeting centered on a request by Faith Bible Church, 600 N Coltrane Road for a specific use permit to build a two-story family life center with additional parking.
Bruce DeFriese with Bockus Payne Associates told the commission many of the concerns of residents of Thunderhead Hills had been addressed and changes made to the plan.
But several neighborhood residents disagreed that changes were acceptable.
"Our concern is we are losing all of our privacy by them wiping out all the trees," said Dot Maple. "They are taking out a buffer of lights and sound."
In other action, the commissioners approved the final plat for the 34- acre Edmond Town Center at Kelly and Danforth.
The property is planned for 13 lots with the City of Edmond is purchasing one of the lots adjacent to the Service Blake Soccer Complex for shared parking.
