EDMOND — Plans to build offices and housing for people 55 and older on the southeast corner of Broadway and Covell Road can move forward now that city council members have rezoned the property.
The project, by R.W. Development, calls for 87 duplexes and triplexes on 10.18 acres south of Covell and east of Broadway. The development is to be called Mon Abri.
Four office buildings with a maximum area of 18,000 square feet are planned on 1.59 acres to the front of the property.
City council members unanimously approved the rezoning from single family to a planned unit development. They also amended the city's zoning plan to allow for the new development, in which units are expected to rent from $850 to $2,000 a month.
“This will be similar to a development in Moore,” said Randel Shadid, the developer's attorney. “It has no assisted living or nursing home. They're all active, vibrant people in our market, ages 55 to 65.”
Timberdale Cove housing addition is to the south of the proposed development. Rock Hollow housing addition is to the east.
Neighbors, who called the units apartments, signed a petition in opposition to the development. They are concerned about lighting, drainage and two-story buildings with windows.
Shadid promised no two-story buildings would be less than 50 feet from the Rock Hollow property line.
Council members gave their approval for the rezoning with 20-foot setback requirements on the south and east borders, drainage restrictions and a provision that light poles must be shorter than the fence along the walking trail.
