Gary T 10:00 a.m. Good morning Steve! What is the latest on the candy Factory Lofts building on Sheridan? Is POPS ever going to open in that?
Steve Lackmeyer 10:01 a.m. I checked in a few months ago and was told the POPS was still moving forward. But clearly something is off track.
Gary T 10:01 a.m. How long will the construction of Oklahoma Health Care Authority's headquarters on Lincoln take?
Steve Lackmeyer 10:04 a.m. Renovation of the former Lincoln Plaza at 4345 N Lincoln Blvd. began several weeks ago. As reported by Oklahoman Real Estate Editor Richard Mize, when finished, the transformed property will also be larger, a total of about 160,000 square feet, thanks to a 35-foot-deep addition across the front, which faces Lincoln Boulevard. The healthcare authority expects to move into the property by early 2014.

Anyway, is there a reason this isn't being posted at 9:30 anymore? This has happened for 3 or 4 chats now. Just curious if you're changing the format of how you'll take questions.
Steve Lackmeyer 10:06 a.m. Nick, we had a glitch this morning. I'm not aware of the chat board going up later than 9:30 a.m. in previous weeks but I'll look into it.

Gary T 10:07 a.m. Can we expect construction of either the OU or UCO boathouses to begin this year?
Steve Lackmeyer 10:07 a.m. UCO, definitely. Not sure about OU.
Gary T 10:07 a.m. There were talks on Okctalk.com about the new Central Park using the name "Union Commons" (in reference to Union Station) instead of "Oklahoma Park" or "Central Park". How do we get that idea to people in the know?
Steve Lackmeyer 10:08 a.m. Call you city council representative, attend a public meeting of the MAPS 3 park subcommittee.
Gary T 10:08 a.m. What do you think will be the best use of Union Station once the park is completed? Event space with a restaurant attached?
Steve Lackmeyer 10:11 a.m. Hard to say. Because of federal transportation grants used to renovate the property when it was turned into the offices of the Central Oklahoma Transportation and Parking Authority, I'm told use of the building has to be transit related unless those funds are paid back. With proper planning and operation, the potential with this property is pretty big. Restaurants, shops, event space, displays and exhibits... this could become quite the community center.
Gary T 10:11 a.m. Once the OCU law school moves downtown to 8th and Robinson, what will happen to the old law building and law library?
Steve Lackmeyer 10:11 a.m. As I recall, much of the space will accommodate the growing pre-med program.
Gary T 10:12 a.m. What's next for Steve Mason and his investment group?
Steve Lackmeyer 10:12 a.m. Steve is getting pretty busy in the Plaza District, but don't be surprised to see some more announcements soon related to NW 8.
Gary T 10:12 a.m. Progress has already started on cleaning up the area north of the new I-40 in anticipation of the park and new developments in the years to come. How long until we see the same cleaning up south of I-40, north of the river? 10 years?
Steve Lackmeyer 10:13 a.m. I think development south of I-40 and north of the river will take place first along Robinson Avenue. We've already seen some private investment in the area, and the linkage to Capitol Hill there is pretty strong.
Nick 10:14 a.m. Very exciting news on the Bricktown parking garage! I enjoyed your write up. How optimistic are you that the developer gets the go ahead next week to start work?
Steve Lackmeyer 10:14 a.m. Well, the developer is simply deciding next week whether to move forward with the project. He'll still need to go through various reviews throughout the summer.
Gary T 10:14 a.m. t seems like Joey's Pizzeria is doing well and Paramount is a very cool place. What is the next great idea/project for Film Row?
Steve Lackmeyer 10:15 a.m. Get ready for a Health Nut Cafe to open in the Hart Building.
Steve Lackmeyer 10:15 a.m. Note to Mitchell - you're wasting your time.
Gary T 10:15 a.m. I noticed they painted the other apartment building right behind The Mule in the Plaza District. Is there a plan to redo that building as well or is it just aesthetic to match the other building?
Steve Lackmeyer 10:16 a.m. I don't know. I'll ask.
Ray 10:16 a.m. What are the chances that the city can't afford the land the convention center is planned to be built? What will they do then?
Steve Lackmeyer 10:17 a.m. I don't know. I expect we'll get an idea as to where this transaction is heading within the next month or so.
Nick 10:17 a.m. It seems that on the Mystery Tower front, we've moved from "Is this actually going to happen?" to "Is this going to happen in OKC?". Is OKC at risk of losing out on this deal to another city or are we finally drawing close to an announcement?
Steve Lackmeyer 10:17 a.m. I'm not worried. I'm really not worried.
Guest 10:18 a.m. Steve - Were there any details about the new Bricktown garage you weren't able to include in today's story? I'm curious what part of the current lot will be taken up, what will be done with the rest of the lot, and how will this effect the current monthly parkers.
Steve Lackmeyer 10:18 a.m. Yes, there are a lot of details that simply can't fit into a daily story. I'll try to address it in a post at OKC Central.
Nick 10:19 a.m. Can you clear up what's going on with the railroad crossings downtown? I didn't think it was quiet zone work, but is that what's going on?
Steve Lackmeyer 10:19 a.m. Yes. The crossings, especially at NW 9, were very, very rough. They are being improved, but this work is not a part of the proposed quiet zone project.
Nick 10:19 a.m. Will Spokies continue to expand? There's some conversation at OKCTALK.com about Spokies and who it's actually serving and such. Are there more stations coming online that you know of that might better serve downtown patrons?
Steve Lackmeyer 10:23 a.m. I am aware of developers looking at buying into the system - I suspect that's how much of it will grow from here on out.
Nick 10:23 a.m. Are there any plans for the NE and NW corner lots at Broadway and NE 13th? Both lots seem ripe for development.
Steve Lackmeyer 10:24 a.m. Both lots are owned by MTV Investments, which are holdings of Mark Moore. They are great sites. But with Heritage Hills nearby, development won't be without some challenges.
Guest 10:24 a.m. Steve, which district do you see developing faster? 23rd Street or Film District? Where would you personally start a business if you had to choose between these two districts?
Steve Lackmeyer 10:27 a.m. That's a good question. I think they're very different animals. Film Row is a bit ahead of 23rd, but the potential with 23rd, and the work to be done, is much greater. Film Row is becoming a mix of creative firms, corporate offices, a sprinkling of eateries and a home for our city's growing film community. I've heard several folks dream of making 23rd similar to Austin's South Congress street. And I can see that.
Nick 10:27 a.m. Will you check on the Bricktown POPS again and give a little update please? I thought it was going to be a smash hit in Bricktown.
Ray 10:28 a.m. Have you seen any plans for the Oklahoma Contemporary Arts? Is it going to be mixed use or just a bunch of art placed over a few acres?
Steve Lackmeyer 10:29 a.m. Nope. If plans exist, they've not been shared publicly. My understanding is it will be far more ambitious than art placed over a few acres.
Reginald Vel Johnson 10:29 a.m. Anything to the rumors that OKC is expanding its airport?
Steve Lackmeyer 10:30 a.m. Not to my knowledge. Will Rogers World Airport underwent a pretty big expansion a few years ago. I know their plan allows for more gates to be built - but I'm not aware of OKC running out of gates.
Nick Ox 10:30 a.m. Hey Steve! It's great to see that some true loft housing will be built in the Mideke building in Bricktown. Could this be the downtown loft housing spark that Bricktown really needs to get more of the unused upper building space purchased and developed?
Steve Lackmeyer 10:31 a.m. Yes. Other property owners are watching. We'll see what happens.
John 10:31 a.m. Is Sandridge still adding signage to the top of their tower? If so, when?
Steve Lackmeyer 10:31 a.m. I don't know. Everything seems to be up in the air with SandRidge right now.
Nick Ox 10:31 a.m. It seems that construction on the new Holiday Inn Express in Bricktown has slowed down? Is it due to bad weather or are they having some type of development holdup?
Steve Lackmeyer 10:34 a.m. The site is clear. They've got a building permit. I suspect we'll see construction starting shortly.
JT 10:35 a.m. What are the chances the Norman - Edmond commuter rail will happen? When do you expect it to happen?
Steve Lackmeyer 10:35 a.m. Advocates for such transit are very vocal. But the money required for such lines is pretty steep. I don't know...
Guest 10:36 a.m. What timeline do you see for the new bricktown parking garage? has anything been approved yet?
Steve Lackmeyer 10:36 a.m. Nothing has been approved yet. This is all in the planning stage right now.
Carol 10:36 a.m. Hey Steve I remember from a couple chats back you said you would be taking well deserved time off this summer. Good for you, but I will certainly miss your reports. Big plans?
Steve Lackmeyer 10:37 a.m. I don't know at this point. Certainly I'll be enjoying time with my sons.
Nick Emenhiser 10:37 a.m. Hey Steve, from a bigger-picture transit perspective, can the new Karchmer garage potentially be connected in coming years to the future intermodal transit hub to facilitate long-term parking for Megabus/Amtrak/public transit/etc? That transit parking had been planned south of Reno whereas this is now just as close and fits more snuggly with Bricktown's urban fabric, so I was curious if anyone had already expressed interest in that. Thanks!

Nick 10:37 a.m. In regards to the new GE Oil & Gas Research Center, there was an article in the Norman Transcript that mentioned two Norman sites are being considered, but didn't clarify if those two sites were the only ones left or if they were just mentioning it as it relates to Norman. Is OKC proper out of the running for this?
Steve Lackmeyer 10:38 a.m. OKC is competing with Norman. And keep in mind, the last I heard, OKC has a far bigger arsenal of incentives than Norman. This game has only just begun.
Alexander Phillips 10:38 a.m. Did the silo mural kickstarter being filled bring a tear to your eye? It's really great to see the community come together for something beautiful. Just when you lose faith in humanity, something great like this happens. And I'm sitting here donating as much as I can spare thinking that nobody else is going to donate to this thing that most people would find dumb. But they do! Incredible!
Steve Lackmeyer 10:39 a.m. I think the mural will make a good impression on visitors.
Nick O 10:39 a.m. What do you see for the future of "lower bricktown"? It seems that there's a ton of open space down there with a LOT of potential. Why don't more bars/restaurants pursue that space? Is the rent too high?
Steve Lackmeyer 10:40 a.m. There's a lot of open space being used for surface parking. I'm not aware of much open space left for development (unless that parking were to be plowed up and a garage were built)
Nick O 10:40 a.m. Any word on a new restaurant occupying the old Coach's space in the ballpark?
Steve Lackmeyer 10:40 a.m. Nope.
Unusual Question Asker 10:40 a.m. Should I buy a fixer-upper in Mesta Park or a nice house in Belle Isle for the same amount of money? I'm indescisive as heck.
Steve Lackmeyer 10:43 a.m. Mesta Park would be my pick. The area is continuing to improve. Belle Isle is near a big box retail center with a Walmart as its anchor. What happens to that shopping center if big box retailers continue to shrink or go out of business? Many people I respect argue the Belle Isle Shopping Center is disposable architecture at its worst. And if it goes down, how does that affect nearby neighborhoods?
Andy S. 10:43 a.m. Top of the morning Steve! Sorry to get off topic with but I was a bit curious about restuarnats in the area do you think there is any possibility a vegetarian restuarant could survive in this neck of the woods?
Steve Lackmeyer 10:43 a.m. Yes.
Nick 10:43 a.m. What is the work going on at the Memorial?
Steve Lackmeyer 10:44 a.m. I think you're referring to improvements to the old federal plaza. I don't know why it's taking so long.
Mark 10:44 a.m. I have heard mixed reviews on Packards Kitchen. Have you been?
Steve Lackmeyer 10:44 a.m. Yep. And I loved it.
Gary T 10:44 a.m. Besides Toby Keith's OK Kids Korral on the south end of the OUHSC campus, what else can we expect for this area?
Steve Lackmeyer 10:45 a.m. Construction is expected to start this summer on an Embassy Suites hotel.
Jeff 10:45 a.m. Who will be in charge/has authority for the design review for the new bricktown garage?
Steve Lackmeyer 10:45 a.m. The Bricktown Urban Design Committee.
OKCMidtowner 10:45 a.m. What's up with the empty lot on the corner of 13th and Broadway next to Garage Loft apartments? Should be a prime location for a new business with everything happening to Broadway in the coming years.

Nick 10:46 a.m. Ah, okay. I completely misread what you wrote. My apologies. What is Don Karchmer waiting on to know if he wants to proceed? Can you share?
Steve Lackmeyer 10:46 a.m. He's firming up "sale" of blocks of spaces to other parties.
Topanga 10:46 a.m. What's going to happen to the woman who embezzled all the money from the YWCA? I hope they string her up by her thumbs.
Steve Lackmeyer 10:47 a.m. I don't know. But my heart breaks for Jan Peery, director of the YWCA. She doesn't need this soap opera after dealing with the tragic death of her son, police officer Chad Peery.
Nick 10:47 a.m. By the way, a kudos should go out to Downtown OKC, Inc. for their donation to help get the silo mural funded. That's going to look great! Also, there's word they may be doing something with Spokies. Do you know anything?

Jeff 10:48 a.m. Steve, I think the underground is a very cool part of downtown, but I would rather see heavy foot traffic above ground than below and am thus torn about the plans for the new garage. In your opinion what would be the best thing for future of downtown okc?
Steve Lackmeyer 10:48 a.m. I can appreciate arguments from both sides. I need to think this through before I come up with more questions.
Julian 10:48 a.m. Hi Steve! Look into your crystal ball...what is the next district that will start forming? I'm betting the area around 10th and robinson (packards area) might get a boost soon and connect with mcnellies, etc.)
Steve Lackmeyer 10:49 a.m. 10th and Robinson is part of MidTown - it's already on the rise. As for me - I'm rooting for Farmers Public Market.
Beth 10:49 a.m. Steve I was very excited to hear about the funding coming in for the Rick Sinnett mural. Are you familiar with any other kickstarter projects in OKC area that you think newsok readers should take a look at?
Steve Lackmeyer 10:49 a.m. After seeing some other Kickstarters go sour, I'm very reluctant to bring attention to them.
Nick 10:50 a.m. The Chickasaw Bricktown Ballpark looks great and they've made some nice improvements to the park itself. Any word on what they might have in store for the old Coach's space? Also, I've continued to contact them regarding the missing trees on the south side of the park along Reno, but still no response or action.
Steve Lackmeyer 10:50 a.m. Yeah, those trees look awful. I'm told the problem is that irrigation was "value engineered" out of the original MAPS ballpark budget.
Nick O 10:50 a.m. Do you think that Federal Corp. will ever move out of Bricktown and open up their prime real estate to development?
Steve Lackmeyer 10:50 a.m. Nope.
Larry 10:51 a.m. Do you agree with Oklahoma City and Tulsa being named top 5 redneck cities? Some days I do, some days I don't, and some days I'm not sure.
Steve Lackmeyer 10:51 a.m. Nope. It's just another website trolling for traffic.
Mark 10:51 a.m. Steve, do you know which convention center plan is Larry Nichols' favorite? Have any of them grown on you?
Steve Lackmeyer 10:52 a.m. He seems to like the latest one that creates more pedestrian flow between the Myriad Gardens and Core to Shore park by building the exhibit hall space under Hudson Avenue.
George 10:52 a.m. When is the future light rail route going to be set in stone? (don't say when the tracks are laid)
Steve Lackmeyer 10:52 a.m. The streetcar route continues to be debated. I suspect this will all be settled within the next year.
George 10:53 a.m. In your opinion what are the chances of okc getting a Mission Chinese within the next 3 years? If you got to decide where would you put it?
Steve Lackmeyer 10:54 a.m. The guy has a following. He's from OKC, and I read that he wants to open a restaurant here. If I had to guess, it wouldn't surprise me if he ends up with a restaurant at Classen Curve. But that's pure guesswork on my behalf.

Nick 10:54 a.m. What's the holdup on construction at the Emerson Alternative School? They started work, but it doesn't look like anything has happened in weeks.

George 10:55 a.m. Wouldn't it be cool if the G.E. research facility was on the co-op site south of brick town? Is there even a remote possibility of this?
Steve Lackmeyer 10:55 a.m. Would it be cool? Yes. But that dirt is pricey.
Nick 10:55 a.m. Are you encouraged by the little bits of positive news coming out of the CHK camp lately (profits, winning lawsuits)? Is there trouble beneath the surface or are things starting to turn around for them?
Steve Lackmeyer 10:56 a.m. Folks I talk to say they expect Chesapeake will survive, but won't be as big as it has been. Now, SandRidge.... that has folks worried.
George 10:56 a.m. Is the overall height of the Sandridge amenities building being altered with the new plans?
Steve Lackmeyer 10:57 a.m. Nope.
Nick 10:57 a.m. Also, what do you think of Aubrey's new ventures? Boosts to the OKC corporate landscape? Hopeful for big things from Aubrey?
Steve Lackmeyer 10:57 a.m. I don't bet against Aubrey McClendon.
Mark 10:57 a.m. I saw in the energy beat that several people have shown interest in leasing in the Braniff building. Do you know who?

OKCMidtowner 10:57 a.m. Do you ever wish there were 5th, 6th, and 7th Friday's in a single month? I'm wondering how all the various District-Monthly-Friday-Events will play together with limited Friday night slots for their monthly's. Competition vs Cooperation?

Steve Lackmeyer 10:59 a.m. If the garage gets built in Bricktown (as I reported today), I think we're going to see major developments withCotter Ranch (Chase) Tower
Nick 10:59 a.m. What's the latest on the East Bricktown project? They cleared the buildings, but workers no longer seem to be around.
Steve Lackmeyer 10:59 a.m. They're preparing to relocate water lines, clean up the dirt. This project will go slowly.
Guest 10:59 a.m. Do you ever see OKC adding a subway system?
Steve Lackmeyer 10:59 a.m. NO.
Jess 10:59 a.m. What were your thoughts on the design of the new police headquarters and court house? I thought it was very meh.
Steve Lackmeyer 11:00 a.m. It has no interaction with Main Street. Police have their security needs. But I'm not sure this will help in redeveloping the street.
Guest 11:00 a.m. If this new parking garage is built and the Underground Tunnel is expanded, could we see it finally expand more into the Bricktown District?
Steve Lackmeyer 11:01 a.m. I doubt it. But I never saw this coming either.
Jess 11:01 a.m. Is the new downtown elementary going to be a charter school?
Steve Lackmeyer 11:01 a.m. Yes.
Jeff Bezdek 11:01 a.m. Several calls made this morning regarding the Karchmer Garage. I'm actually shocked that such a plan has been allowed to propagate. There is absolutely no chance that the garage will meaningfully move forward through the approval process.
Steve Lackmeyer 11:02 a.m. I presume you're referring to the desire to ensure a route for a possible high speed rail?
Nick 11:02 a.m. What are the chances Bass Pro ever leaves Bricktown and we get to take another shot at that space?
Steve Lackmeyer 11:02 a.m. Anything is possible in 20 years.
Eric 11:03 a.m. Do you and Briana share information and sources? What happens if you guys get the same scoop?
Steve Lackmeyer 11:03 a.m. Yes. We work together now! But if we get the same scoop? Well, I guess it's a fight to the death in cage match?
Nick O 11:04 a.m. My bad! I guess by "lower bricktown" I meant space along the canal. Below Michael Murphys etc.
Steve Lackmeyer 11:04 a.m. Ah. That's different. I don't know. We're seeing some progress with Captain Norm's. But the canal level hasn't taken off as people hoped.
Eric 11:04 a.m. I know many people see dense housing going into the area south of i40 and north of the river around the park. What do you see for the future of this area? Any plan for getting rid of the scrap yard just east of shields?

Nick 11:05 a.m. How big of a mistake was Classen Curve?
Steve Lackmeyer 11:05 a.m. Why do you think it's a mistake?
Nick 11:05 a.m. Did the OUHSC Embassy Suites hotel change their site plan any?
Steve Lackmeyer 11:05 a.m. No, not really.
Guest 11:05 a.m. Who is overseeing design standards for lower Bricktown and why does everything that gets built there look like it belongs on Memorial i.e. extremely suburban?
Steve Lackmeyer 11:06 a.m. It's the Oklahoma City Urban Renewal Authority. The developer is Randy Hogan.
Mark 11:06 a.m. When are the feds going to get back to us about the blvd plans? Wenger if you are reading this we have not forgotten about the blvd!

Bernie 11:06 a.m. Belle Isle neighborhood has been desirable back to the 60's and is right next to Nichols Hills.....I do not agree about the shopping center affecting the desirability of living in Belle Isle.....Mesta Park is much older and will require many dollars to shore up those brick foundations...

Steve Lackmeyer 11:07 a.m. Yes, but I didn't have time to get up there. I'll do it soon!
Nick 11:07 a.m. Steve, what is going on with the Preftakes block? I don't understand why he'd buy up the properties and just squat on them when there's a lot of potential. Is something in the works? Is he content to sit on them forever?
Steve Lackmeyer 11:07 a.m. Hmmmm.....
Nick 11:07 a.m. There were some less than stellar reviews of the recent Better Block OKC in the Farmers Market area. Did you attend?
Steve Lackmeyer 11:08 a.m. Yep. The weather was not kind. I thought it was well done. The critics... well, there's always going to be some folks who like to throw rocks at everything they don't think up themselves.
14th Street Resident 11:08 a.m. With the new yoga studio and the Better Block event around the Farmers Market, do you think that area will start seeing more development?
Steve Lackmeyer 11:08 a.m. Yes.

Steve Lackmeyer 11:08 a.m. Nothing so far.
14th Street Resident 11:08 a.m. Any chance Live on the Plaza will get big enough that they close down 16th street on those Friday nights?
Steve Lackmeyer 11:09 a.m. I don't know.
Sam 11:09 a.m. packards, 324, and the new BBQ place on 23rd are all going to be or are great additions to the central okc food scene. Heard of anything else coming up soon? Anything in particular you would like to see?
Steve Lackmeyer 11:09 a.m. I'd love to see an Alamo Drafthouse Cinema in the Tower Theater.
